    Update 4/26/25: Per John Robinson

    We are finally finishing up on the last violations regarding the Pool today. We are waiting on important paperwork to be filed with the State & County and looking to send in a request to the Health Inspector to re-inspect our pool hopefully next week. We want to thank you for your patience during this time and we know it was an inconvenience to many.  Board Member John Kissel, Megan from our Management Company, and I, have been working every day for the past 2 weeks to address the Violations.     Update 4/16/25: Department of Health completed an inspection today (4/16/25) and it failed. The pool contractor was contacted to make required adjustments/repairs to ensure compliance for a re inspection. This remains a priority for our community.

    Update 4/14/25: Contractor has made required repairs for the pool. Call has been placed to the Department of Heath- Charlotte County to assess and reopen pool.

    Update 4/10/25: Contractor to obtain new parts for pool and begin installation of new parts starting 4/10/25 through 4/12/25.

    Update 4/7/25: Pool Pump in need of repair. Contractor to assess and provide quote for repair during onsite meeting 4/7/25.

  • Reminder 15 MPH in our community

    Concern noted during the last Meetings to have a reminder to residence when traveling in the community please follow the posted 15 MPH signs

  • Pond irrigation is ON

    Update 3/28/25: Irrigation has been repaired and is back on!

    Update 3/24/25: Operations Manager for Irrigation Contract, reported a technician will be out on March 27th to inspect/assess the leak.

    Update 3/19/25: A leak in the area of the main on Mille Fiore has been identified. The Board has requested Star Management to follow up with the irrigation contractor to assess and make repairs

  • Villa Milano Neighborhood Watch

    There is a Neighborhood Watch meeting every 3rd Wednesday from 4 to 5 PM at the pool. It is lead by our representative from the CCSO, Deputy Lou.

  • HOA Architectural Review Committee approval is required to make ANY changes to the outside of your home or on your lot

    Changes to the outside of your house and lot, including fencing, painting, addition of patio/lanai/pool, etc. must be approved by the Architectural Review Committee Contact a member of the committee if you have questions.

    Click on the button below to print the approval form you will need to complete. Mail this document and your $35 check, to Chris McCluskey These will be taken to the Architectural Review Committee (ARC) for approval.

    NOTICE: Waiver of the $35 application fee for Hurricane Damage expires on May 1, 2025.

    If you are still in need of repairs related to hurricane damage please have your application submitted to the ARB prior to May 1, 2025 in order to qualify for the waiver of the $35 fee.

    If you have multiple requests for approval you can combine them using one form and one submission fee. Approvals are only good for 1 year. If the project hasn’t begun after 1 year another approval must be requested.

    If you are new to our community please send us a note in the “Contact Us” section of this website. Kathy Martyka will arrange a meeting with you to help you with any questions you might have regarding Villa Milano. She is our Welcome representative as well as the lead for our Social Committee

  • Swales/Ditches surrounding the community

    Update 4/18/25: No bids were returned by the 4/15/25 deadline. Property Management Company will be reaching out to additional contractors to gain interest and reopen window to submit bids.

    The board approved the invoice for the engineering company to survey the swales, take bids and determine the cost to remediate and project managing the work.

    The board will review the cost of adding a wall or fencing down the east side of the community after the swale work is complete.

  • LOMR-F

    The Board of Directors is currently discussing the opportunity to apply for a Letter of Map Revision-Fill (LOMR-F). The goal would be to obtain a favorable flood zone of X for the Villa Milano Community.

    Update 4/18/25: A contractor is to meet on site to discuss options for reviewing the community as a body of land or by individual property.
