Upcoming Elections for HOA Board
Homeowners will be receiving information on the elections for 2 upcoming board vacancies in the Annual Meeting in January.
Looking for owners interested in serving on the board to turn in their nominations and information. It is a great opportunity to learn what is happening and be involved in the community. A homeowner or their spouse are eligible for a seat on the board.

Swales and Drainage Update 10/31
Our Irrigation Technicians have identified 1 or 2 Leaks in our system. They are sending proposals to us to further investigate and resolve which area(s) need repair. We will keep you updated as soon as possible.
The Swale Construction project is set to begin the week of November 17, 2025..Construction will begin on the Gramercy Street side first and make its way around to the Gennaro Street side. The project will take 2-3 weeks to complete. Thanks again to everyone for your support of this very important & needed project..
Assessment invoices have been sent to all homeowners with the due date of 11/16/2025. A copy of the letter sent out can be found under the Financial section of the website

Pond irrigation is On. Update 10/21/2025
Coastal Irrigation continues to check on what is causing the low pressure for some. There have been a number of homeowners that found they needed to clean out the filters in their sprinkler heads to fix the issue. This is a maintenance need when using pond water for irrigation.
The revised schedule:
Program 1- common grounds4am Mon, Wed, Fri
Program 2- house main lines
8pm Thursdau-8am Friday
8pm Saturday- 8am Sunday
4am - 4pm Wednesday for those that need it on for repair work during the day

ARB Committee opening
There is still a need for 1 more member on our Villa Milano Architectural Review Board . The committee meets once a month (2nd Thursday) at 4:00pm in the pool area.
This is a good opportunity for homeowners to be involved to gain information and help in decisions affecting the community.

Association Declaration/Rules
A committee has been established to review and suggest revisions in the Association’s Declaration/Bylaws. It will be lead by Susan Ritter and Traci Creighton will be the board liaison.
Meetings will be on the 2nd Thursday of each month at 4:30pm and will take place at the pool area.
If anyone is interested in joining this committee contact Traci Creighton via the Contact Us page as they are looking for a good representation from the homeowners.
All Homeowners are welcome to come to the meeting to listen in on the discussion.

Report speeding concerns
Concern noted during a Board meeting to have a reminder to residence when traveling in the community please follow the posted 15 MPH signs
If you notice a resident, visitor or vendor speeding through our neighborhood use the Contact Us page, below, to send information on the vehicle to the Safety Committee and Board for follow up. It is helpful to have as much information (license plate, name, vendor) as possible.

QR/Virtual Key codes for the Entry Gate
If you need a way for a visitor to come through the gates after hours there is a way for the homeowner to send an individual QR code. The code will be shown by the visitor at the gate display. These are different than the gate codes used in the past as they are specific to the homeowner that developed the code and visitor coming in the gate. The difference between the Virtual Key and a Gate Code is that the QR code cannot be shared in email or text by the recipient and changes with each use.

Villa Milano Neighborhood Watch

There is a Neighborhood Watch meeting every 3rd Wednesday from 4 to 5 PM at the pool. It is lead by our representative from the CCSO, Deputy Lou and everyone is invited, and encouraged, to attend.

Parking Safety Reminder
Please be mindful when parking on the street to ensure the safety of other vehicles and pedestrians. At our recent Board meeting, safety concerns were raised regarding visibility and access between parked cars. Limited visibility increases the risk of accidents involving people walking, cyclists, and children at play.
We kindly ask all residents and visitors to park considerately to help keep our community safe.

HOA Architectural Review Committee approval is required to make ANY changes to the outside of your home or on your lot
Changes to the outside of your house and lot, including fencing, painting, addition of patio/lanai/pool, etc. must be approved by the Architectural Review Committee Contact a member of the committee if you have questions.
Click on the button below to print the approval form you will need to complete. Mail this document and your $35 check, to Megan Ellison at 26530 Mallard Way, Punta Gorda FL 33950. These will be taken to the Architectural Review Committee (ARC) for approval.
NOTICE: Waiver of the $35 application fee for Hurricane Damage expires on May 1, 2025..
If you have multiple requests for approval you can combine them using one form and one submission fee. Approvals are only good for 1 year. If the project hasn’t begun after 1 year another approval must be requested.
